East Runton is on the coast road (A149) about 2 miles west of Cromer and about 3 miles east of Sheringham.

If you come into the village on the coast road, turn into Felbrigg Road which is nearly opposite the Fishing Boat Public House. Continue along Felbrigg road. On the right is a common (Lower Common). It has the East Runton village sign on it. Proceed along this road (under 2 railway arches) until you reach the next common (Top Common). There is a pond on your right. Watch out for the geese! Keep going on the same road past the Common. Bay Tree Cottage is about 100 yards from the end of the Common. It is the first of a pair of identical flint and brick 80s cottages on the right. It has a green front door and garage door. There is a name plaque on the wall. The drive is steep, so make sure you put your hand brake on! If you are approaching from the direction of Holt (A148), you will find a left turn about 2 miles before you reach Cromer (and just after a RIGHT turn to Felbrigg Hall and North Walsham {B1436}). The road has a brown tourist sign (for Manor Farm). This is the other end of the Felbrigg road (though its name has changed to Greens Lane). Go down this road (the cemetery is on your left). NOTE this road is very narrow and has high banks and blind corners. Passing is difficult. We recommend that you have your headlights on and keep your windows open so you can listen for oncoming vehicles. Keep on this road for about 1 mile. This time Bay Tree Cottage will be on your left – and this time it will be the second of the pair. (It is the third house on the left after the 30 mph sign).
